Fees at a Glance

Letting and Tenant Setup - From just 2 weeks' rent.

One-time payment - Fees may vary by property location.

Full Property Management (including Letting) - 8% of monthly rent.

Reduced rates of 7% are available for qualifying properties, including monthly rents of €2,200+, long-term tenancies and existing tenancies where you are considering a change in management.

Multiple Properties - Further discounts are available based on the size of your portfolio. Contact us for a tailored quotation.

  • Letting and Tenant Setup

    Equivalent to 2 weeks' rent secured. This once-off fee is payable at the commencement of the tenancy and is typically deducted from the first month's rent collected.

    This is our standard letting and tenant setup fee. However, for properties located in remote areas or where additional requirements apply, the fee may vary slightly.

  • Full Property Management

    8% of monthly rent
    Standard fee for our Full Property Management service.

    7% of monthly rent
    Discounted Management fee available for:

    • Properties with monthly rent above €2,200.

    • After 12 months when the same tenant remains in the property.

    • Rentals transferred to Cosy home management with existing tenant.

    The Full Property Management fee is charged monthly and covers ongoing management services, including tenant sourcing, letting services, and future re-letting services throughout the management agreement. A minimum 12-month management agreement applies.

    Landlords With Multiple Properties

    Managing more than one property? We offer further discounts for landlords with multiple properties, with the discount based on the size of your portfolio.

    Rather than applying a one-size-fits-all fee, we'll look at your portfolio and provide a tailored management quotation.

  • Landlord Admin Support

    Annual RTB & Rent Review Plan

    €150 per year + RTB registration fees

    Letting & Tenant Set-Up and Landlord Admin Support can be combined, providing an ideal solution for landlords who prefer to manage their property independently while having professional support with tenancy administration and documentation.

    Notices & Additional Documentation

    Preparation of additional tenancy documents, including notices, letters, and other required paperwork:
    €50–€75 per document (depending on complexity and time required).

    Landlord Admin Support fees are payable upon completion of the requested services.

  • Property Preparation

    We can assist in preparing your property for the rental market, including cleaning, decluttering, packing and storage of personal belongings, furnishing support, painting, garden and exterior works, and coordinating any other improvements required to ensure your property is ready for letting. Available as an additional service.
